Small residential Water Heater for a Multi-Family Home

Several years ago my sister and mother bought a multi-family home.  They each live in one of the units and then rent the other one out to help them offset some of their bills.  Recently, they have been doing some renovations including updating the bathrooms and getting new water heaters.  Because of the size of the units in the house they were able to purchase a small residential water heater for each unit and since they had budgeted for a full size water heater they were able to take the money that they saved and put it towards purchasing materials that they will use to complete other projects.
